When a commercial property in Luton reached the end of its lease, the building required dilapidation works before handover. As part of this process, we were instructed to carry out a full commercial cladding respray and external window refurbishment to restore the exterior to a clean, uniform standard.
Working alongside the appointed contractor overseeing the wider dilapidations project in Bedfordshire, our role focused on cladding repairs, surface preparation and specialist cladding coatings to ensure a durable, consistent finish across the building.
Project Overview – Commercial Respray in Luton
This project involved the commercial respray of external metal windows and industrial cladding on a large building in Luton. Over time, sections of the existing cladding coatings had failed, with visible flaking and weather-related deterioration.
In addition, several windows had previously been boarded up. These areas required careful repair and reinstatement before any coating system could be applied.
Scope of Works
Our brief included:
- Repair cladding where coatings had failed or deteriorated
- Strip affected panels back to bright metal
- Degrease all surfaces to ensure correct adhesion
- Apply a full cladding respray system using Rust-Oleum Noxyde
- Respray external metal window frames internally and externally
All failed coatings were mechanically prepared back to a sound substrate. Areas of corrosion were addressed before priming to ensure long-term performance of the new cladding coatings.
Coating System & Materials Used
For this commercial cladding respray in Luton, the specified system was Rust-Oleum Noxyde applied in RAL 7016 Anthracite Grey. Three full coats were applied to the prepared cladding panels to build film thickness and provide weather protection suitable for exposed commercial environments in Bedfordshire.
External metal windows were resprayed both sides. Internally, frames were finished in white, while externally they were coated in RAL 7016 to align with the updated building appearance.
Using a defined coating system ensures consistency across large elevations and provides a uniform finish throughout the property.
Access & Safety
All external works were completed using a large scissor lift, operated by our own IPAF registered staff. This allowed us to safely access elevated cladding panels and window frames while maintaining efficiency on site.
Working in coordination with the main contractor in Luton ensured the commercial respray programme aligned with other dilapidation works being carried out across the building.
The Result
The completed cladding respray and window refurbishment delivered a clean, modern exterior ready for re-letting. Failed cladding coatings were fully reinstated, colour consistency was restored, and repaired areas were seamlessly integrated with the surrounding façade.
